Our company is buying an office building to rent to ourselves and some units to others. We plan on keeping this real estate for many years. Should we do this under a separate llc or keep it under our current llc?

1.) If I want to purchase a property. Would I have to pay the mortgage in full or can I put a down payment and then pay off the mortgage monthly?

I use Microsoft Money to keep track of my day-to-day business and personal transactions, but what should I do for my pending and closed transactions? I would like to create pending files and closed files… Microsoft Excel and Access do not offer the components I need.

If you buy a multi-family complex with the intent to hold it for 5 years (70% LTV) can you use a tax shield to off-set some of the taxes you pay from yearly cash flows?
