leasing is generally for along space of time i.e 100 years, which every year you pay a certain amount, wheras renting is a short space of time i.e 1 year and generally you pay by week or month.

I’m currently putting together an offer for a commercial lease. What’s the average annual increase on a 5 years fixed rental increase? Is a one time 10% increase every 5 years too much for the landlord to be asking for?

I am faced with the choice of accepting a non-taxable lump sum for my share in this property, or accepting a taxable ( probably)income based on the rental to the existing business of the land. I need to find out what the land the business is on is actually worth.
