In the state of Maryland, if a window is broken on a commercial building, who pays to repair the damage (lessor or tenant) when the lease itself does not have any provision that addresses this? Any suggestions on where to look to find the answer?

Both parties should be part of the lease negotiation. The landlord usually has a standardized lease form that they use, then they fill in the blanks. But remember, the landlord’s ’standard’ form is going to be written more in their favor. A lease should protect both parties, the landlord and the tenant.

I’m thinking of investing on commercial property. However, I still don’t know what happens when an existing lease expires! Does the landlord pay back the amount of lease to the tenent? If so, is it calculated according to the current market value or is it as much as was paid in the first place?
